This week we are featuring the gated community of Point Emerald Villas.  Located off Coast Guard Road, this oceanfront gated community consists of nine buildings with 228 condo units.  Each building is 3 stories high and the units either overlook the two community pools or overlook the ocean.  There are two wooden walkways for easy beach access.

Point Emerald Villas are very popular with vacation renters.  The complex offers two and three bedroom units. Each condo offers either a screened porch, a covered deck or an open deck facing towards the ocean or one of the pools.

Emerald Isle Real Estate Market Activity - June 2016

We are in the middle of June and I thought it would be interesting to take a look at the Emerald Isle Real Estate activity for the past 30 days.

For the last 30 days - the median home price in Emerald Isle is down by .3% and list price is up by 3%.  Days on Market have dropped by 17.4% which indicates to me that prices are stablizing and that the market is good.

Other indicators that the market in the area is good - we have seen an increase in buyer's that are looking for that second home or investment property on the Island.  If you have been sitting on the fence - now is a good time to list or buy in Emerald Isle.
